Naija Life has real estate now. Every city has a property centre and a new layout of plots. You can buy land, build your own house on it in three stages, and then live in it, let it to tenants or sell it. Any home you already own works the same way: move out of it and it can earn rent or be sold. Everything happens in the Houses app on your phone, in four tabs: Homes, My property, Land and Market. The full price tables are on the real estate data page.
Where are the plots?
Each open city has its own layout, sold from its property centre:
| City | New layout | Plots |
|---|---|---|
| Lagos | Ibeju-Lekki New Layout | 24 |
| Abuja | Guzape New Layout | 16 |
| Port Harcourt | Rumuosi New Layout | 16 |
Every state's city has a layout of 8 more plots, which opens with the city — see a city for every state. Each plot is surveyed for one kind of house, from a mini flat to a mansion, and each plot has only one owner: once somebody buys it, it is theirs until they sell.

Step 1: buy the land
Open the Land tab and pick a plot. The land costs 30% of what the finished house will be worth — ₦94,000 for a mini flat plot in Lagos and ₦8,112,000 for a mansion plot. You can buy land in the city you are standing in, so travel there first.
Step 2: build in three stages
The house goes up in three stages — foundation, walls and roof, and finishing — which together cost the other 70%. You pay for a stage when you start it, the builders take a few game days, and then the next stage can start. Nothing goes wrong while you save up between stages. On the map you watch it happen: pegs and a sign, then a slab with iron rods, then block walls and scaffolding, then the finished house.

What it costs on the Lagos layout (a game day is about three minutes of play):
| House | Land | Three stages | Build time | Worth | Tenants pay a week | Market buys at |
|---|---|---|---|---|---|---|
| 🏠 Mini flat | ₦94,000 | ₦65,500 + ₦87,400 + ₦65,500 | 5 game days | ₦312,000 | ₦1,800 | ₦265,200 |
| 🏢 Serviced apartment | ₦203,000 | ₦142,000 + ₦189,300 + ₦142,000 | 7 game days | ₦676,000 | ₦3,900 | ₦574,600 |
| 🏘️ Terrace duplex | ₦468,000 | ₦327,600 + ₦436,800 + ₦327,600 | 8 game days | ₦1,560,000 | ₦9,000 | ₦1,326,000 |
| 🏡 Detached duplex | ₦1,373,000 | ₦961,000 + ₦1,281,300 + ₦961,000 | 10 game days | ₦4,576,000 | ₦26,400 | ₦3,889,600 |
| 🏰 Mansion | ₦8,112,000 | ₦5,678,400 + ₦7,571,200 + ₦5,678,400 | 12 game days | ₦27,040,000 | ₦156,000 | ₦22,984,000 |
Land plus building comes to the same as buying that kind of home outright, so building is not a discount. What you get is a house that is yours alone, that you can sell or let to other players, and the satisfaction of watching it go up.
Step 3: live in it, let it or sell it
- Live in it. Once the finishing stage is done, tap Move in. A home you own pays no rent.
- Let it to tenants. Any home you own and do not live in can be let from My property. Tenants pay you 60% of its rent every Saturday — ₦1,800 a week for a Lagos mini flat, ₦156,000 for a mansion. One week in 10 the place stands empty.
- Sell it to the market. The market pays 85% of what it is worth, straight into your wallet. Bare land and half-built houses can be sold too, for their land and the stages paid.
Selling and renting to other players
A plot or a house you built can go on the Market tab for other players in that city — for sale, or to let for a weekly rent you set. The price has to sit between 50% and 200% of the place's value (or of its market rent). When somebody buys, the money lands in your Bank app and the deed is theirs. When somebody rents, they move in, pay the first week up front, and pay you every Saturday after that; either of you can end the lease, and the tenant moves back to their old home. To keep it fair, the same two players cannot sell to each other twice inside 7 days.

The jobs that make property cheaper
Four new careers come with the estates, in every city: estate agent, builder, surveyor and architect, and property manager. From the third rung each gives you a perk on your own property — an agent sells to the market at 90%, a builder pays 15% less for every stage, a surveyor pays 15% less for land and builds a day faster, and a property manager's tenants pay 70%. The property jobs guide has the pay at every level.
Is it worth it?
Tenants pay back a home's price over a long stretch of play, so think of property as a store of your money that earns while you work, not a quick win. The best order for most players: rent a home you can afford, get a job, buy a small place outright, then let it out when you move up — and build when you want a house that is truly yours. The housing guide covers renting and buying homes.
